What Is Entry-Only MLS Anyway?
Information for Sellers
As a private home seller in Massachusetts, you may be thinking
of adding your listing to the MLS (Multiple Listing Service). What
should consumers understand about this relatively new option and what
companies offer the best services?
- There is no single MLS.
Massachusetts currently has 3 services - MLSPIN
(MLS Property Information Network) being the largest, plus small services in the Berkshires and on Cape Cod.
- The MLS is NOT Realtor.com.
Realtor.com is one of hundreds of public
websites that receive MLS data through syndication, others
include Trulia, FrontDoor, HotPads, Zillow, etc.
- "Flat-Fee" MLS, or "Entry-Only " allows private home
sellers to use the MLS while retaining the right to sell "by
owner". An agent acts as a "facilitator" only.
- You MUST offer a commission to a buyer's agent
in order to list on the MLS. The commission percentage, generally between 1 - 3% must be stated on the agreement.
- If you decide to use a flat fee MLS agreement, we recommend that you choose a company that specializes in flat fee listings. Any
agent can offer a flat fee contract. Some use a flat fee agreement (and your property) as a
carrot to lure buyers. Once the buyer calls on the listing, rather than
the lead being forwarded to you, the buyers are steered to the agent's other
properties. Some offer this arrangement knowing that it might benefit them later if you decide to list.
- Is the company based in Massachusetts?
There are 100s of entry-only companies throughout the U.S. Because these companies are located in
areas outside Massachusetts, they must only provide a Mass. broker to
handle the listings. There is no control over the quality of the agency
or the agent.
- Fees vary greatly.
Compare the length of the contract, # of images, cost is to make changes or add open houses and limitations
in uploading information to the website.
- Make sure the listing appears on your local MLS. MLSPIN is the largest New England provider and the one to
which the majority of agents belong. Always ask whether your home will
be seen on your LOCAL MLS. If not, your listing will only receive
partial exposure.
- Don't give commission away needlessly. Use
your Ref # on MA4salebyowner.com instead in all other advertising. That way, buyers will come
to you directly. If they use a buyer's agent, the fee is
negotiable, not mandatory.
- Watch your yard sign.
MLS rules say that you cannot use a yard sign that says "for sale by
owner". This excludes the use of most generic signs you might
purchase. Flat fee companies want you to use their yard signs which
promotes your participation in a commission fee.
